A HIP is a set of documents that provide a homebuyer with key information on a property. They give consumers a clear, up front picture of what they are buying or selling. A HIP pack allows a buyer to purchase with confidence, or at least make an informed decision based on the evidence it provides. Every house put on the market must have a Home Information Pack. It details valuable information at the start of the process, which can save the buyer money and time.

HIP Pack

Contents of a HIP pack; there is a selection of literature that must be included as a legal minimum requirement in the Home Information Pack before marketing can begin. Every HIP must contain an Index, a Property Information Questionnaire, an Energy Performance Certificate, a Statement of Sale and Land Registry Documents. New homes are also required to have a Sustainability Certificate authenticated.

The pack will also contain an Energy Certificate , which provides advice on how to reduce your Carbon Dioxide emissions and fuel bills by adopting renewable energy sources, ensuring your thermal installation is adequate and that all windows and doors are performing to standard.

It is reported that generally one in four property sales falls through due to new information becoming available after a formal offer has been made. HIP’s provide a solution to this often expensive problem and help the process of home buying go a lot smoother.
